Duct exterior and roof cavity cleaning

The outside of ducting, plant rooms and the roof cavity the ducting runs through, including the part where we work out where the dust is really coming from.

What this is

Dust settles on the outside of ducting and in the roof cavity around it, and it does not stay there. Sooner or later it comes down on the people and the stock underneath.

The work covers the outside of the ducting, the plant room, and the roof or ceiling cavity the ducting runs through. It is exterior work: the inside of the ducts is a job for your mechanical contractor. Cleaning only the easy-to-reach part of these areas buys you a few weeks.

A job we did

An office with a dust problem that was not its own, Sydney

The complaint was high levels of dust in the office area. Not dramatic, just persistent, and not going away no matter how often the office itself was cleaned.

Roof panels were lifted out one at a time to get at the ducting and the air conditioning above the office. 2 people, 4 nights, 6 hours a night, because the office had to be usable in the morning.

The attached factory was cleaned in the same visit, 7 people across 3 days of eight-hour days. And that is where the answer was. There were small holes in the factory roof letting dust straight through into the roof cavity, and the cavity was feeding the office next door.

The client had been treating a dust problem in the office. The cause was in another building and above the ceiling. Cleaning the duct alone would have fixed it until roughly the next windy week.

The whole job sat in the $40,000 to $60,000 band.

Worth knowing

Clean the duct, then find out why it got dirty

Ducting and a roof cavity that are dusty again within a month have a source somewhere, and the source is almost never the duct. Roof penetrations, failed seals, a neighbouring process, a filter housing that has never sealed properly.

We look for it while we are up there, because being in the roof cavity is the only time anybody is going to. If we find something that is not ours to fix, a roofer’s job or a mechanical contractor’s job, you get told what and where, not a quote for it.

How it is done

Around the building’s hours, not ours

Office work runs at night in most buildings, in short shifts, so the space is usable the next morning. Factory and warehouse work runs on shutdown windows or weekends.

Access at height is from a licensed platform.

The vacuums, hoses and wands are anti-static. Same equipment as the combustible dust work, for the same reason.

Who this is for

Commercial office buildings

Factories with attached office space

Warehouses and distribution centres

Retail and shopping centre tenancies

Questions worth asking any duct cleaner

  • What is on the cleaning list: the outside of the supply and return ducting, the plant room, the cavity above? Ask for it as a written list so the scope can be checked afterwards.
  • What happens to the dust that comes out, and does it go straight into a vacuum?
  • Which hours will the work run? Offices usually need overnight shifts. Factories and warehouses usually need a shutdown window or a weekend.
  • Who looks at why the system loaded up, and who is told what they find?

Where duct exterior cleaning fits with the rest of the work

Most industrial buildings need more than one of these, and it is usually cheaper to do them on the same visit while the access equipment is already on site.
